Bring the deal. Keep up to ninety percent.
You have a buyer; we are a licensed Dubai brokerage. Put the deal through us and you keep up to 90% of the commission we receive. Here is what that comes to in dirhams, when you are paid, and what we ask of you.
The offer
We are OPI Real Estate L.L.C, trading as Oston Property Investment, a brokerage in Business Bay (RERA ORN 62268). You bring a client to a property, off-plan or resale, and the deal goes through our books. Before you start, we agree your share in writing: 90%, 80% or 70% of the commission we receive. We keep the rest.
Who can work with us
- Agents at another licensed brokerage. We pay your share to your company.
- Freelance agents with their own permit.
- Agents who hold their broker card with us.
No minimum and no exclusivity: one deal is enough to start.
What it comes to, in dirhams
Your share is a percentage of the commission we actually receive, before VAT. On a resale, the commission is 2% of the price plus VAT, unless the deal agrees otherwise. Off-plan, the developer pays it: usually 4% to 6% of the price, up to 8% on some projects; Emaar’s terms differ.
| Resale, 2% | Off-plan, at 5% | |
|---|---|---|
| Commission we receive | 30,000 | 75,000 |
| Your share at 90% | 27,000 | 67,500 |
| Your share at 80% | 24,000 | 60,000 |
| Your share at 70% | 21,000 | 52,500 |
When you are paid
Resale. The commission is paid to us in full when the deal closes at the trustee office. We pay your share the same day or the next.
Off-plan. We invoice the developer once its conditions for paying commission are met, and developers usually release it 30 to 60 working days after the invoice. We pay your share as soon as it reaches us.
If a developer pays late, you wait too. We pay from what we receive, never before. We say it plainly, because a promise to pay before the developer does is the promise most often broken.
What we do, and what you do
- We check the paperwork and take the deal through the developer, the Land Department and the registration trustee office.
- You stay in front of your client, from the first viewing to the transfer.
- Adverts. Every advert of a Dubai property needs a permit from the Land Department’s Trakheesi system, issued through the brokerage your broker card is with: your own, or ours if your card is with us.
Why we do this
Every deal through our books adds to our volume, and volume is what moves the terms developers give a brokerage. That is worth more to us than our share of any one commission.
Start with one deal
Email us the project or unit, the developer, the price, where your client stands, and your brokerage and broker card number. Yaroslav Dyrda, our registered broker (BRN 87068), answers himself, the same day.
Questions
How much commission does an agent get when co-broking with you?
Up to 90% of the commission we receive, before VAT: 90%, 80% or 70%, agreed in writing before you start. On a resale of AED 1.5 million at 2%, the commission is AED 30,000, and 90% of it is AED 27,000.
When are agents paid?
On a resale, the same day the commission reaches us at the close, or the next. Off-plan, as soon as the developer pays us, which is usually 30 to 60 working days after we invoice it. If a developer pays late, you wait too.
Can agents from another brokerage work with you?
Yes. We pay your share to your company. Freelance agents with their own permit, and agents who hold their broker card with us, can work with us too.
Is there a minimum or exclusivity?
No. One deal is enough to start, and you are free to work with anyone else.
Who gets the advertising permit?
Every advert of a Dubai property needs a Trakheesi permit from the Land Department, issued through the brokerage your broker card is with: your own, or ours if your card is with us.
